Property ownership is something many of us aspire to. It is one of the most straightforward ways to build wealth and if done correctly it does pay off quite nicely.
Being genuinely interested, and developing my education in the property market from a young age, has certainly given me an invaluable insight, as well as advantage in my chosen industry. Rather an odd passion began when I was just 13 years old and I became quite obsessed over "The Property Press", my local Real Estate sales publication. I began to analyse property prices and markets without actually realising that that was what I was doing.
Starting a career following the pursuit of my rather odd "hobby" was a natural progression and so continued my fascination with buying and selling property. I have learned over the years from some of the best in the business, lots of tricks of the trade, tactics and negotiation skills and were certainly something I honed in on. I've used them to negotiate some particularly savvy Real Estate deals of my own as well as deals over the years for other people.
Enough about me, what about your Real Estate Goals? Do you have a 10 year, 20 year plan?
Having a plan is essential. A goal is not a plan just as a dream is not a goal. A plan is a set of action's to execute and achieve the end goal. Defining what you want and how you will achieve it, is the single most important thing anyone starting out, could do today.
Learn as much as you possibly can, don't just simply take advice from people - even "experts", make sure you do your own research. I hate to say it but there are too many sharks in the industry and a lot of people will see you coming if you are not self-educated.
Two important take away points..
1. It's never too late to start, and yes you can start ANYWHERE. I bought my first property for $47,000 and sold it 18 months later for $110,000 whilst it returned a healthy 21% yield in the meantime (I didn't spend a cent of my own money)
2. Educate yourself on the market you intend to buy in.
