When looking for your next holiday property manager it's easy to look for the obvious things.
Five star reviews. Tick. Outstanding property presentation. Tick. Competitive Fees. Tick.
What about Property Performance?
This is something I believe most property owners overlook. I don't get asked the question very often - much to my surprise.
Almost all property managers will offer a really professional service and be able to deliver a beautiful listing online, coupled with great reviews from guests. Even Airbnb Super host status is relatively easy for most to achieve now.
What I would be asking is to see how their property listings stack up against the competition. An exceptional property manager will know how their listings perform and be able to explain why. They will also be able to demonstrate that they are working hard behind the scenes to make sure your property is performing at its peak. This could mean the difference of tens of thousands of dollars.
These are some of the most important factors they should be able to provide evidence of:
Occupancy Rates - are they higher than other comparable properties?
Cancellation Rates - are they lower than other comparable properties?
Nightly Rates - are they higher than other comparable properties?
Cleaning Scores - are they on par or higher than other comparable properties?
Guest Reviews - are they complimentary towards the property and management?
