1. Styling
Once you have your perfect space, you need to create the best feel for the property. Styling doesn't have to be expensive but it does have to be done properly. If you can afford to then by all means employ a styling service. If your budget is tight then you can even have just a consult from a professional stylist who will come to your property and give you recommendations.
If you'd rather do it yourself, then go for it! My advice is to check Airbnb Plus listings for inspiration, that way you can see how the top properties are presented. Other fantastic sources of inspiration are of course Instagram and Pinterest, it's a good idea to get lots of ideas and really keep a theme going so everything flows. Styling doesn't have to be expensive either, KMART and IKEA have some amazing accessories to make your space stylish and functional.
2. Photographs & Copywriting
Once you have your styling complete, you'll need to get some photos taken. This is such an essential part of the process as first impressions are everything! Unless you are a professional photographer with a wide angle lens then you'll need to hire someone. Photographers are not expensive and really pay for themselves when you consider how many guests will overlook and instantly dismiss a property on poor quality images.
Ask your photographer to capture smaller details that make your property unique and special and be sure to get location shots so guests can see what the area looks like and has to offer.
To match your super stylish photographs, you'll need copy to match. Most people can get by without having to hire a professional photographer. Your copy should be all about what makes the property amazing! What are your points of difference? Is it your waterfront position or your private seclusion that makes your location special? What about your close proximity to cafes and shops or your easy access to transport options? Really rave about everything thats wonderful about your property whilst keeping it simple and to the point.
3. Guidebook
Whats so special about your local area? Guests want to immerse themselves into an overall experience so you should let them know all the local secrets and hot spots. List all your favourite restaurants, places to visit, unique experiences etc. If you're not too knowledgeable then the best place to start would be tripadvisor.com.au as it has millions of reviews from travellers in every corner of the globe.
